Each unit will be renovated to the following specifications


  • Party Walls. One hour fire rated drywall partitions constructed as double walls- with 1/2" homosote soundboard insulation or drywall in between two, fiberglass insulated, 3-5/8" metal stud walls. (This building is not a soundproof building. It is the responsibility of the buyers themselves with regard to the sound transmission conditions within the building.)
  • Interior Walls. All interior walls 5/8" drywall over 3-5/8" metal
  • Paint. All interior walls and ceilings sprayed with two coats of 914 Prokote white. Ceiling color may vary- in tone and quality due to differential absorption of concrete. Some may be left natural and unpainted at seller's choice. Ductwork shall be left exposed and unpainted. Exposed wires and pipes may be painted.
  • Floors. Polished concrete. Some floors may have unique markings/designs/patterns or uneven color and are offered in present finished condition.
  • Windows. New single hung window units as manufactured by Quaker Windows or similar - with screens. The entire exterior wall of Units 14 through 19 will be floor to ceiling with operable windows and glass doors.
  • Doors. Interior - 1 3/8" Flush hollow core hardboard with white semi glass Unit door - B-Label fire rated door painted silver
  • Closets. One combination open wire shelf and rod per closet
  • Trim. Sanitary trim painted flat on baseboard and semi gloss around, doors
